Carrying on the entrepreneurial tradition of the Hanzel Auto Body Works formerly in the same location, Denizen is a dynamic 34-unit, four-story apartment development as socially energizing as its surroundings. A unique L-shaped construct allows for a shared interior courtyard that is nestled amidst its walled exterior, providing an intimate community environment for Oakland entrepreneurs, their big ideas and the energy that keeps them chasing what’s next.
Denizen adds a small-scale rental offering to the Uptown Oakland market, adding to the diversity of housing options in the area. The project encourages interaction between neighbors by sharing parking and amenity spaces with some of the nearby developments.
The property consisted of two separate parcels, separated by an alley to which both a neighbor and the City of Oakland held access rights to. Signature worked with both groups to create a project that bridged this physical gap, designing a structure around an internal drive aisle that can be accessed by all parties.

Signature worked with the Regional Water Quality Control Board to determine the most effective way to clean up this former auto repair shop. Isolated areas of soil were excavated and off-hauled, leaving behind a clean site for residential development.
Denizen includes corner retail on the ground floor which, together with Signature’s projects on each of the other four corners at this intersection, will cultivate a complete and vibrant street-level experience.
