SDG discovered a unique opportunity to contribute an authentic micro-neighborhood to one of the liveliest up-and-coming districts in Oakland called Uptown. The Hive is a community in celebration of authenticity, sustainability, and the ethos of entrepreneurship. With 100,000 square feet of commercial and retail space and 104 apartments, the development is a space for local businesses, social entrepreneurs, and artists to converge–all in a supportive neighborhood. In 2014, SDG moved our own headquarters to the Hive, sharing the block with sustainably minded tenants like Numi Organic Tea, Impact HUB Oakland and Flynn Architecture.
SDG remediated petroleum contamination from the soil, pollution leftover from the auto-related businesses that used to operate there. We created safe conditions for new construction and renovations in compliance with the United States Environmental Protection Agency (EPA) and the California Department of Toxic Substances Control (DTSC).
Many of the commercial tenants at the Hive are local businesses and entrepreneurs. The 104 apartments at the Hive lay the groundwork for a thriving live/work community in a modern context.
Originally planned to be a high-rise building, SDG reimagined what the Hive could be when the Great Recession hit. We envisioned a smaller scale development that reused many of the industrial structures and welcomed new commercial space to the block. After working closely with the City and negotiating a long process to re-entitle the project, the Hive was approved. True to the innovative approach of the development, our tenants are mostly independent, locally owned businesses. We sought to attract values-driven companies.

The Hive is a LEED Neighborhood Design development due to its proximity to public transportation, use of existing structures, and green building practices. Multiple buildings have been adaptively reused and historically preserved to retain their connection with Auto Row, the historic part of Broadway where the Hive is located.
SDG is helping to revitalize Uptown Oakland by promoting local business and establishing cultural appeal through a central, public courtyard. The courtyard is designed to promote camaraderie among residents, visitors, and merchants, from restaurant-goers to musicians. The development is part of the Broadway Valdez District Specific Plan to revitalize Uptown, and will serve as an anchor for creatives, entrepreneurs, and local innovators.
