The gateway to Dublin was suffering. A half-finished, partially-occupied development located at the entryway to the City stood out as a real eyesore. City leaders and local merchants wanted to see it revitalized. SDG completed the development and transformed it into a successful mixed-use community. Tralee now features thriving commercial spaces, 103 townhomes, and 130 apartments.
Tralee was in disrepair when we found it. Several homeowners were living in a complex which was unfinished and had been foreclosed. We worked extensively with Wells Fargo and the City of Dublin to quickly finish construction and move new tenants and homeowners in, renewing a sense of community.
SDG successfully completed a development in foreclosure by anticipating and adapting to the various needs of the project. At first, we worked with Wells Fargo on a disposition strategy to include commercial space, apartments, and townhomes in various stages of completion. With another 53 lots to develop, we stepped into the role of master developer. Ultimately, SDG assisted with the sale of apartments to a third party owner, then worked with that owner to bring their construction and finishes to lease condition.
We finished the townhomes and perfected entitlements for the mixed-use development.
SDG revitalized Dublin’s first impression through the completion of Tralee, now a successful mixed-use development. Construction is complete and residences are owner or tenant-occupied. Retail and commercial tenants include a dentist, broker, several restaurants, a coffee shop, and a cupcake shop.
