SDG discovered the infill site that is now Broadway Grand in 2004. At the time, downtown Oakland was lacking a robust shopping and residential district. A recurring theme of our developments is to create value in underutilized areas. We saw Broadway Grand as a way to bring new retail, restaurants, and residential to the City, with the goal of adding lasting value to the community. The mixed-use development features 132 condominiums and 20,000 square feet of commercial space. Today, this part of the City is known as Uptown, and continues to welcome musicians, artists, offices, restaurants, and new businesses to the area.
At the time of purchase, Broadway Grand was a vacant lot surrounded by empty shops and auto-related businesses–not yet the highly walkable and bustling scene it is today. We secured complex entitlements to rezone Broadway Grand for commercial and residential usage.
SDG worked with the City of Oakland to extend city features of lower Broadway into Uptown. By continuing the pattern of streetlights and trees and adding landscaping to the medians, we revitalized the busy Uptown area and created a link between two seemingly separate areas of Oakland. Not only was Broadway Grand a beacon of new life for Uptown, but it helped to create continuity within the City.

Broadway Grand heralded Uptown Oakland’s revitalization, bringing upscale restaurants, condominiums, landscaping, streetlights, and more people to the neighborhood. Two of Broadway Grand’s tenants, Ozumo and Pican, were on the leading edge of Oakland’s restaurant boom. Further, one of the first few Starbucks in Oakland is located at Broadway Grand, a symbol of new life in neighborhood.
