For years, San Bruno lacked a thriving downtown. A bustling, walkable district was notably absent from the area and several buildings along El Camino Real and San Mateo Avenue had fallen into disrepair. To help the City reclaim its downtown, SDG transformed an old movie theater into an 83-unit, mixed-used residential building. The first new construction in more than ten years, the City of San Bruno named it the most significant development of the decade.
Located at a critical intersection near public transportation, SDG transformed an old movie theater it into an architectural and cultural centerpiece, helping to re-anchor the whole neighborhood. With 83 new residences and ground-floor retail, all within walking distance to amenities like transportation, and a burgeoning restaurant and shopping scene, downtown San Bruno is now becoming a destination-worthy neighborhood.
To help attract and retain new residents and businesses, SDG needed to create a sizable residential community with street-level retail space. The building maintains the pedestrian scale along the street, but significantly improves neighborhood viability with higher-density housing and new shops and cafes.

People define neighborhoods and help to establish a sense of place. With 83 residences located three blocks from Caltrain and less than one mile from BART, SDG created a new sense of place in a formerly derelict section of downtown. New businesses are beginning to open with more people visiting and calling the rising area home.
